Graylingwell Park opens
The UK’S largest carbon-neutral new homes development
opens in Chichester
Graylingwell Park, the UK’s largest carbon-neutral
development, will open its doors to the public for the first time
on Saturday 20th March at 10am. 
The innovative scheme located on the former Graylingwell
Hospital site, less than a mile from Chichester city centre, will
offer around 750 new and converted homes within 85 acres of
parkland grounds, along with an impressive range of community
amenities.
Shoppers in Chichester may like to jump on one
of many rickshaws in the city centre on Saturday; these will be
running regular free trips to Graylingwell Park and back throughout
the day.
The development is a joint project by Linden
Homes, Affinity Sutton and the Homes & Communities Agency and
will take around eight years to complete. The first phase of
105 homes is well underway with two, three-bedroom showhomes
demonstrating the inspirational design and quality buyers can
expect at this eco-friendly development.

Designed by the award-winning architect practice John Thompson and
Partners, Graylingwell Park has been planned to meet the housing
and lifestyle needs of a wide range of purchasers. Prices for
the two-bedroom homes start from £235,000 and for the three-bedroom
homes from £270,000 through Linden Homes. Homes are also
available through a ‘part buy/part rent’ scheme through affordable
housing provider, Affinity Sutton.

water than usual, which is equivalent to eight filled Olympic

include bus and cycle routes to key local areas plus a car and
cycle club.
The first phase of homes to be released
includes two and three-bedroom terraced homes ranging in size from
895 sq ft to 1036 sq ft. As the development takes shape, future
phases will include apartments and larger family homes, both
newly-built and imaginative conversions within stately Victorian
buildings designed by restoration specialists Gillespie
Yunnie. The original chapel and farmhouse, both listed
buildings, along with a pavilion, water tower and well are being
restored to preserve the charm and historical character of this
important site.
Inspired by the architectural character of
Chichester and the scheme’s natural setting, Graylingwell Park’s
attractive mix of house styles will combine a variety of materials
such as red brick to match the Victorian buildings, natural silver
coloured timber cladding to reflect the woodlands and coloured
render from a warm palette ranging from yellow to light orange,
with the latter complimenting the existing red brick
buildings. Light blue render will work well with the
silver timber used, grey slates on roofs and solar panels.
Architectural features will also include balconies and roof
terraces offering panoramic views.
The landscaped grounds at Graylingwell Park
include nature trails and large areas of public open space,
including a green at the centre of the development.
Allotments and a communal orchard with 140 fruit trees are integral
to the design, to benefit the entire community.
