What is a mutual exchange?

A mutual exchange is when you swap your home with someone else in an effort to move to a different sized property or to a different area.

Localism Act exchanges: The Localism Act 2011 gives tenure protection to tenants who hold either an assured tenancy (non short hold) that started before 1st April 2012 or where the tenancy is secure.

This means if you have one of these tenancies but want to exchange with someone with a fixed term tenancy, then provided the other tenant is eligible under their tenancy terms to do a mutual exchange and provided their rent is not a ‘affordable rent’, then you will not lose the security of your tenure.
