Planned repairs
Planned repairs are works of a large scale such as
replacement of the roof on the building and lift replacement. The
cost of such works tends to be more than those of your day to day service charges.
By law, we should consult you if we plan to
carry out certain types of work to your building. We should also
consult you where we plan to enter into certain types of agreements
with contractors. This process is known as statutory consultation.
There are different ways in which the law requires us to consult
you when we are making these plans.
Emergency situations
During an emergency, we may not consult with you the way we
would in a normal situation.
The circumstances in which we’d carry out
works without consulting you first are very limited. We’d only do
so in cases where consulting would delay the works and seriously
compromise safety or seriously damage the building or people’s
homes.
